ARCHITECTURAL STUDY

Architectural study is the most entertaining as well as the most important phase of our work: when the main idea of the building is created. Therefore, we devote most of our energy and time to this part. During the work on the concept we keep in close touch with future users of the building and our aim is to find an optimal solution for life in it. Good architecture always means working with a given environment and its unique atmosphere. Excellent tools to demonstrate our ideas in the study phase are sketches, working models and visualisations. The final plans in 1:100 scale also describe material and technical building solutions.

 
 

VISUALISATION, MODEL MAKING

Model making is a very useful part of the creative process. The future owners of the house always appreciate seeing a real model as it helps them to get a better idea of the spaces. 3D models and visualisations are also part of our designs.

 

 

BUILDING PERMIT DOCUMENTATION

The building permit project documentation contains architectural plans as well as projects from all required professions (in most cases statics, plumbing, heating, drainage, fire protection ...). All documents are included as required by building legislation.

 

 

PRODUCTION DESIGN

Production design documentation includes plans and drawings from all professions, according to which the building will be constructed. The plans are mostly in 1:50 scale and all the necessary details are included. The production design contains also a cost estimate as well as the bill of quantities.

 

 

TENDER DESIGN

Detailed project documentation serves as a basis for estimating building costs and choosing suppliers.

 

 

GENERAL PLANNER

We are in the role of general planner when providing complex project documentation, including all its phases and sectors. This means that during the process of project preparation we are the main partner for the investor. Since 2008 we have created a network of professionals with whom we successfully collaborate during project development.

 

 

AUTHOR'S  SUPERVISION
AND CONSTRUCTION SUPERVISION

The aim of the author's supervision is to ensure that the building is realised in accordance with the project documentation. To provision of author’s supervision is a necessary part of our work because the perfect technical execution of the building and its details is a condition for good architecture.

 

 

ADMINISTRATIVE DOCUMENTS

Communication with the town authorities in order for them to provide the zoning decision, the building permit and occupancy permit…We provide documents required by the construction administration.

 

 

CONSULTANCY

We offer consultancy in the field of architecture and building construction (e.g. the choice of a building site, architectural details, construction technology).

 

 

BUILDING MANAGEMENT

Project planning and supervision, coordination and monitoring from the preparation phase until the completion. Construction costs control is an important issue of building management.

 

 

COST ESTIMATES AND PRICE OFFERS

The result of our collaboration with specialised civil engineers is a cost estimate based on the production design documentation. The cost estimate and the bill of quantities serve as the basis for price calculation.

 

 

COORDINATION OF PROJECT
AND CONSTRUCTION WORKS

For specific projects (especially interiors) we are responsible for managing construction activities and the coordination of different construction works and companies. This includes management of construction deadlines.
 

 

 

GENERAL CONTRACTOR

We deliver complete turnkey projects. There are several examples of our interiors or buildings (e.g. Rhapis Flowers, Bratislava or the Carniherba F office building, Bratislava).
